Cityscape Talks Sheds Light on the Role of Real Estate Funds in Attracting Foreign Investors

Cityscape Talks witnessed a panel discussion entitled "Real estate funds are new horizons for investment and financing،" which aimed to discuss the role of real estate funds as a prominent mechanism to attract foreign investors، provide funds to developers، and advance efforts towards developing the real estate sector in Egypt.

The session was chaired by Eng. Alaa Fakry، Chairman of BETA Real Estate Development، and attended by Eng. Mohamed Selim Tantawi، Manager of The Egyptian Exchange Arab Academy; Amr Elhamy، CEO of TSFE Tourism، Real Estate & Antiquities Subfund، and A Development; Ahmed Sobhy، Chief Investments Officer at Banque Misr; and Hashem El Sayed، Vice Chairman and CEO of the Egyptian Real Estate Fund.

Attracting investments

Hashem El Sayed، Vice Chairman and CEO of the Egyptian Real Estate Fund، confirmed that the Egyptian real estate fund aims to attract investments in the real estate sector by collecting funds from investors and reinvesting them in various real estate projects. These funds provide an opportunity for investors to conveniently invest in real estate، reducing the risks associated with investing. Strict conditions and standards for investment in real estate projects are determined to ensure the protection of investors' rights and to achieve the best outcomes for them.

He added that these funds represent one of the modern financial tools that have achieved significant success globally. Among the goals of real estate investment funds in Egypt is the aspiration to increase the volume of investment in the real estate sector and provide easily accessible opportunities for investors to achieve the best financial returns. These funds support Egyptian companies operating in the real estate field، enabling them to finance their projects and expand their business volume within the real estate sector. Therefore، real estate investment funds in Egypt can significantly contribute to advancing the Egyptian economy and achieving sustainable development in the country.

Amr Elhamy، CEO of TSFE Tourism، Real Estate & Antiquities Subfund، and A Development، stated: “The Sovereign Fund of Egypt aims for development. The fund is actively establishing partnerships with the private sector، with the investment approach starting with sub-funds. Egypt possesses an abundance of real estate wealth، and there are numerous market trends to develop various locations. Consequently، we are eager to establish successful partnerships with the private sector in this field.”

Good returns on investments

He also emphasized that real estate investment funds present an attractive proposition for investors to benefit from good returns on their investments. Subscription cards for these funds can be easily obtained at low costs. Real estate investment funds in Egypt hold a distinguished appeal for investors due to the investment opportunities available in the real estate sector، which can be effectively utilized in the upcoming period.

Ahmed Sobhy، Chief Investments Officer at Banque Misr، confirmed that Banque Misr has successful and notable experience in this field. Banque Misr owns a real estate investment fund with a targeted capital of 500 million pounds، and the fund succeeded in raising 360 million pounds through its first issuance. Additionally، Misr Asset Management has achieved high returns for shareholders، and Misr Real Estate Investment Fund has shareholders from local and foreign financial institutions.

He explained that the real estate investment fund in Egypt is regulated according to specific conditions by the Financial Regulatory Authority to ensure the protection of investors' rights. One of the most prominent features of the fund is that it provides a mechanism for obtaining periodic returns and distributing risks across several properties، making it an ideal choice for those seeking to invest in real estate.

Eng. Mohamed Selim Tantawi، Manager of The Egyptian Exchange Arab Academy، stated that real estate investment is considered one of the most profitable types of investments in various markets. The real estate investment fund is a tool used to achieve this type of investment in Egypt، enabling investors to obtain substantial returns from their investments in these funds. It allows for diverse returns for policyholders، including periodic returns and capital returns، in addition to the high degree of funds provided to investors، helping them achieve the finest return with the least amount of risk.

He emphasized that it is important for investors to be aware that the returns on their investments in real estate investment funds depend on several factors، including the location and nature of the real estate project invested in and the movement of the real estate market. Through analyzing these factors and utilizing appropriate investment tools، investors can achieve high returns from their investments and benefit from the security that real estate investment funds in Egypt provide. These funds are subject to control and supervision by the Financial Regulatory Authority to ensure the protection of the material and moral rights of policyholders.

The exhibition was launched with substantial participation from major real estate companies in Egypt and worldwide، along with a considerable number of investors، real estate developers، experts، and visitors keen on real estate. The exhibition is organized by Informa Markets and is under the patronage of the Ministry of Housing، Utilities، and Urban Communities. The twelfth edition of the exhibition includes the organization of the Cityscape Talks platform، aiming to discuss the most critical developments in the sector among experts from the public and private sectors.
